4 Reasons why sellers overprice their homes

Sellers always want to sell their homes at the highest price that they can get.
Some sellers consider themselves to be smarter than the others and feel that their house is the best and whatever price they demand is the best. They do not want to adjust as per the market or the ongoing rates. They are firm with their decisions and do not negotiate easily. They try to act smart but they are not aware that this is going to leave them into trouble and because of their smartness they will be sitting ideally without getting an opportunity to sell their homes.

You are a seller and it is your home, but this doesn't mean you will listen to everyone and stick with what other say. You may have to hire a real estate professional who will help you in the selling process but it is not necessary to listen to whatever he says and go with it. The best would be to listen to them, talk politely, smile gently and then take time to think a little. Wait for the right time and the right price.

Sometimes buyers demand for such high prices for their homes which are above the worth. This is done so that buyers get a chance to earn more and more, as they will have to pay the agent as well. So they feel that demanding a high price will help them out and keep them high in front of others.
The seller can have unrealistic expectations because of which they can demand more money. These expectations can be so high and in order to fulfill them the price has to be high. Sometimes buyers have very high expectations like hiring an actor to make a video for your home, getting it advertised in the best newspapers and magazines, holding an open house, etc which includes a lot of cost.

Overpricing can be a great risk and lead to a lot of trouble as buyers are not stupid and do a complete survey before buying a house.
